Our professional drafters can customize any plan to fit your lot, local codes, or design preferences.
About Us
Blueprint Depot is an architectural drafting company founded in 2025 on a single conviction: professional, permit-ready house plans and building plans should be accessible to everyone who wants to build something lasting. For too long, high-quality construction drawings were locked behind expensive bespoke commissions, putting them out of reach for most homebuilders and small developers.
We draft new custom sets every week for clients worldwide. Every plan we produce is permit-ready, code-compliant, and backed by our team of drafting support specialists.
Our Drafting Team
Our drafting team works across a range of styles — from traditional craftsman to cutting-edge contemporary — ensuring you find a plan that genuinely reflects your vision, or that we can draft one to match it. We also partner with independent drafters who list and sell their original designs through our platform as freelancers, so our catalog keeps growing with fresh perspectives alongside our core team's work.
We review every set of drawings for code compliance, constructability, and completeness before it goes live. If a plan can't be built as drawn, it doesn't make it to the site.
Permit-Ready Promise
All Blueprint Depot plans include the complete documentation set your permit office expects: cover sheets, foundation plans, floor plans, exterior elevations, building sections, and roof plans. When your permit is approved, you'll build knowing every detail was carefully drafted to meet your local code requirements.
Custom Building Plans
Can't find the right fit in our catalog? Our in-house drafting team will design a fully custom set of building plans around your lot, your budget, and the way you actually want to live — from a first sketch through permit-ready construction documents.
Custom design works for any project type we cover on Blueprint Depot: single-family homes, ADUs and garages, cabins, duplexes, small commercial buildings, and renovations or additions to an existing structure.
Who Custom Design Is For
Most buyers find what they need in our existing catalog and save significant time and money doing so. Custom design makes sense when your lot has unusual dimensions or setbacks, your local code has specific requirements our stock plans don't address, or you simply have a layout in mind that doesn't exist yet.
How Custom Design Works
Your vision, drafted to permit
A dedicated drafter is assigned to your project from the first call through final delivery — no handoffs, no starting over.
01
Consultation
Tell us about your lot, must-have rooms, square footage target, and style. We'll ask about local code and setback requirements up front.
02
Concept & Quote
We return a preliminary floor plan concept along with a fixed price and timeline for the full drawing set, before any commitment.
03
Design Revisions
We refine the layout and elevations with you through a set number of revision rounds until the plan is exactly right.
04
Permit-Ready Delivery
Final construction documents — foundation, framing, elevations, sections, and MEP as needed — delivered as PDF and CAD, ready to submit.
Pricing & Timeline
Custom design pricing depends on square footage, site complexity, and how many revision rounds your project needs. Most single-family custom sets are quoted after the initial consultation and range well below a traditional local architect commission, since our drafters work from a library of proven construction details rather than starting from zero.
Prefer To Start From A Stock Plan?
We can also take any existing catalog plan and modify it to your lot — often faster and cheaper than a fully custom design.

⚠️ No Liability for Independent Designer Plans Blueprint Depot is a technology platform and payment facilitator only. It does not draft, review, certify, or guarantee any plan created by an Independent Designer. To the fullest extent permitted by law, Blueprint Depot expressly disclaims all liability — direct, indirect, incidental, consequential, or punitive — arising from any Independent Designer plan, including defects, code non-compliance, permit denials, structural failures, IP infringement, or financial losses.
Your sole recourse for any claim related to an Independent Designer plan rests with that designer. Blueprint Depot's maximum liability is strictly limited to the platform fees received from that specific transaction.
Blueprint Depot operates a marketplace through which independent, third-party designers ("Independent Designers") may list and sell their own architectural plans. The following privacy provisions apply specifically to those transactions:
Data Shared with Independent Designers: When you purchase a plan from an Independent Designer through our marketplace, Blueprint Depot may share limited transaction data with that designer — including your first name, general delivery region, and order confirmation — solely to enable fulfillment. We do not share your full mailing address, payment details, or email address with Independent Designers without your explicit consent.
Designer Data Practices: Independent Designers are separate data controllers for any personal data they independently collect outside our platform. Blueprint Depot is not responsible for the privacy practices of Independent Designers. Any data provided directly to a designer outside the Blueprint Depot platform is governed by that designer's own policies.
Blueprint Depot's Role: For marketplace purchases, Blueprint Depot acts as the merchant of record and processes all payments. We do not grant Independent Designers access to your payment card information under any circumstances.
Communications: Post-sale communications from Independent Designers are facilitated through Blueprint Depot's platform. If an Independent Designer contacts you outside our platform using information you did not provide directly, please report this to us immediately.
Data Retention — Marketplace Orders: Transaction records for Independent Designer sales are retained by Blueprint Depot for a minimum of five (5) years for legal, accounting, and dispute resolution purposes.
By purchasing a plan listed by an Independent Designer, you acknowledge and consent to the limited data sharing described above as necessary for order fulfillment.
13. Account Security & Liability Disclaimer
⚠️ IMPORTANT: Blueprint Depot is NOT liable for unauthorized account access, hacked accounts, stolen credentials, stolen personal information, stolen payment information, or any losses of any kind arising from a compromised account.
13.1 Shared Responsibility. Account security is a shared responsibility between Blueprint Depot and the account holder. While Blueprint Depot implements industry-standard technical safeguards (SSL/TLS encryption, hashed password storage, Firebase Authentication, optional Two-Factor Authentication), we cannot guarantee the security of accounts that are compromised through factors outside our direct control.
13.2 No Liability for Account Compromise. Blueprint Depot expressly disclaims all liability — direct, indirect, incidental, consequential, punitive, or otherwise — for any unauthorized access to your account, theft of account credentials, exposure of personal data, exposure of payment information, theft of downloaded plan files, or any financial or other losses resulting from a compromised account, regardless of the cause. This includes but is not limited to breaches caused by:
Password reuse across multiple websites or services
Phishing attacks, social engineering, or malware on your device
Sharing your login credentials with any third party
Unauthorized access gained through your email provider
Data breaches at third-party services that shared your credentials
Loss or theft of your device
Failure to enable Two-Factor Authentication when available
13.3 Designer Account Security. For designer accounts, Blueprint Depot is not liable for any earnings redirected, payout banking information altered, tax information accessed, or funds disbursed to a fraudulent account as a result of unauthorized account access. Designers are solely responsible for securing their accounts and promptly reporting suspected compromises to support@blueprint-depot.com.
13.4 Your Obligations. You agree to: (a) use a strong, unique password for your Blueprint Depot account; (b) enable Two-Factor Authentication; (c) never share your credentials with any person; (d) immediately notify Blueprint Depot if you suspect unauthorized access; and (e) ensure your devices are protected from malware and unauthorized use.

Terms of Service
Blueprint Depot · Effective 2025 · Updated March 2026
1. Agreement to Terms
By accessing our website, purchasing, downloading, or using any plans or services from Blueprint Depot, you agree to be legally bound by these Terms of Service ("Terms"). If you do not agree, do not use our services. These Terms apply to all visitors, customers, and users.
2. Nature of Services & Products
Blueprint Depot provides architectural design drawings and construction documents for residential and light commercial use. All plans are sold as "AS IS" digital documents. Our drafters are architectural drafters, not licensed architects or engineers of record. Plans are a design starting point and must be reviewed and stamped by a licensed professional in your jurisdiction before permit submission where required by law.
3. No Professional Relationship
Purchase of plans does NOT create an architect-client, engineer-client, or contractor-client relationship. Blueprint Depot has no supervisory role over your construction project, does not provide structural engineering calculations, and does not certify structural soundness. You assume all responsibility for safe and code-compliant construction.
4. Buyer Responsibilities
You are solely and entirely responsible for:
Verifying plan compliance with all applicable local, state, national, and international building codes
Obtaining all necessary permits, approvals, and inspections
Hiring licensed architects, structural engineers, and contractors as required in your jurisdiction
Ensuring plans are suitable for your specific lot, soil conditions, climate zone, and intended use
Any modifications made to the plans after purchase
Confirming utility connections, setbacks, zoning compliance, and HOA rules
5. Limitation of Liability
To the maximum extent permitted by applicable law, Blueprint Depot, its owners, employees, drafters, and affiliates shall NOT be liable for:
Construction defects, structural failures, or safety issues arising from use of our plans
Permit denials or regulatory non-compliance in any jurisdiction
Financial losses, cost overruns, project delays, or loss of profits
Errors introduced by third-party modifications to our plans
Any indirect, incidental, special, consequential, or punitive damages of any kind
Our total cumulative liability shall not exceed the amount actually paid by you for the specific plan(s) at issue.
6. Accuracy of Plans
Square footages, dimensions, and specifications are approximate and for general guidance. Minor discrepancies may exist between drawings and actual constructed dimensions. Verify all dimensions with a licensed professional prior to construction.
7. Modifications & Customization
If you modify our plans — whether independently or through a third party — Blueprint Depot accepts no liability whatsoever for the modified portions or any consequences thereof. Modifications do not transfer any intellectual property rights to the buyer.
8. Acceptable Use
You may not: attempt to gain unauthorized access to our systems; use automated tools to scrape or copy our content; misrepresent yourself or impersonate others; use our plans for illegal construction; or attempt to circumvent our payment systems.
9. Chargebacks & Payment Disputes
By completing a purchase, you acknowledge all sales are final per our Refund Policy. Initiating a fraudulent chargeback for a successfully delivered digital product constitutes a breach of these Terms. We reserve the right to dispute any chargeback, provide full transaction evidence to payment processors, and pursue recovery of costs including chargeback fees and reasonable legal expenses.
10. Governing Law & Dispute Resolution
These Terms are governed by the laws of the State of California, without regard to conflict-of-law principles. Disputes shall first be attempted through good-faith negotiation. If unresolved, disputes shall be submitted to binding arbitration in Orange County, California under AAA rules. Either party may seek injunctive relief in court to protect intellectual property rights. You waive any right to participate in a class-action lawsuit or class-wide arbitration against Blueprint Depot.
11. Changes to Terms
We reserve the right to modify these Terms at any time. Updated Terms will be posted with a revised effective date. Continued use of our services constitutes acceptance of the revised Terms.
12. Plans by Independent Designers — Platform Terms
Blueprint Depot's marketplace allows independent, third-party designers ("Independent Designers") to list and sell architectural plans directly to consumers. The following terms govern those transactions and clearly define Blueprint Depot's limited role:
Blueprint Depot as Platform Only: With respect to Independent Designer listings, Blueprint Depot acts solely as a technology platform and payment facilitator. Blueprint Depot does not design, draft, review, certify, warrant, or guarantee any plan created by an Independent Designer.
Independent Designer Responsibility: Independent Designers are solely responsible for the accuracy, completeness, originality, code compliance, and quality of their plans. Each Independent Designer represents and warrants to Blueprint Depot and to buyers that their plans do not infringe any third-party intellectual property rights and comply with all applicable laws.
No Blueprint Depot Liability for Designer Plans: To the maximum extent permitted by law, Blueprint Depot shall have no liability whatsoever for any defects, errors, omissions, permit denials, structural failures, code violations, or any other issues arising from plans created by Independent Designers. Your sole remedy for disputes regarding Independent Designer plans rests with the Independent Designer.
Buyer Acknowledgment: By purchasing a plan listed by an Independent Designer, you expressly acknowledge that Blueprint Depot has not reviewed or endorsed the plan and that all buyer responsibilities under Section 4 of these Terms apply equally and fully to Independent Designer plans.
Designer Agreement: Independent Designers must agree to Blueprint Depot's Designer Terms before listing any plans. Those terms include representations of original authorship, indemnification obligations, and compliance with all applicable professional licensing laws.
Indemnification by Designers: Each Independent Designer agrees to defend, indemnify, and hold harmless Blueprint Depot, its officers, employees, and agents from any claims, damages, losses, or expenses — including reasonable attorney's fees — arising from the designer's plans, their listing, or any buyer's use thereof.
Platform Fee & Revenue Share: Blueprint Depot retains a platform fee from each Independent Designer sale. This fee is consideration for marketplace access and payment processing only and does not create any partnership, employment, or agency relationship between Blueprint Depot and any Independent Designer.
Removal of Listings: Blueprint Depot reserves the right to remove any Independent Designer listing at any time, for any reason, without notice or liability, including for suspected IP infringement, quality concerns, or violation of platform policies.
Blueprint Depot's total liability for any claim arising from an Independent Designer transaction shall not exceed the platform fees actually received by Blueprint Depot from that specific transaction.
13. Account Security — Limitation of Liability
⚠️ CRITICAL NOTICE: Blueprint Depot is NOT responsible or liable for hacked accounts, unauthorized access, stolen account information, stolen payment data, or any losses whatsoever resulting from a compromised account.
13.1 No Liability for Account Breaches. To the fullest extent permitted by applicable law, Blueprint Depot expressly disclaims all liability — direct, indirect, incidental, special, consequential, or punitive — for any unauthorized access to, or use of, any user account on our platform. This includes but is not limited to: theft of credentials, unauthorized purchases, exposure of stored payment methods, access to personal or tax information, redirection of designer earnings, or downloading of purchased plan files by unauthorized parties.
13.2 User Responsibility. You are solely responsible for: (a) maintaining the confidentiality and security of your account credentials; (b) all activities that occur under your account, whether authorized by you or not; (c) enabling Two-Factor Authentication, which is available in the Security tab of the Designer Dashboard; (d) using a strong, unique password not shared with any other service; and (e) immediately notifying Blueprint Depot of any suspected unauthorized access or security breach by emailing support@blueprint-depot.com with subject line "ACCOUNT COMPROMISED."
13.3 Designer Accounts — Earnings & Payout Security. Blueprint Depot is not liable for any misdirected payouts, altered banking information, or fraudulent payout instructions resulting from unauthorized access to a designer account. Payout instructions on file at the time of processing will be honored. Designers must immediately report any suspected account compromise to prevent payout processing. Blueprint Depot is not obligated to reverse or reissue payments already processed in good faith based on account data.
13.4 Unauthorized Purchases. Blueprint Depot is not liable for purchases made on a compromised account. All digital plan sales are final per our Refund Policy. If you believe unauthorized purchases were made on your account, you must: (1) change your password immediately; (2) contact Blueprint Depot; and (3) dispute charges directly with your financial institution. Blueprint Depot will cooperate with fraud investigations but makes no guarantee of refund.
13.5 Security Features Provided "As Is." Blueprint Depot provides Two-Factor Authentication, password hashing, SSL/TLS encryption, and other security features as a convenience and in good faith. These features are provided "AS IS" without warranty of any kind. Blueprint Depot does not warrant that these measures will prevent all unauthorized access. Your use of these security features does not create any additional liability on the part of Blueprint Depot.

Refund Policy
Blueprint Depot · Effective 2025 · Updated March 2026
All Sales Are Final — No Refunds on Digital Products Due to the instant-access digital nature of architectural plans, all sales are final once a file has been delivered or made available for download. Please review all plan details carefully before purchasing.
1. Why We Have a No-Refund Policy
Architectural plans are proprietary digital files delivered instantly upon purchase. Unlike physical goods, digital files cannot be "returned" — a copy is permanently retained by the buyer upon download. To protect the intellectual property rights of our drafters, all sales are final and non-refundable. By completing your purchase, you expressly acknowledge you have reviewed all plan information and consent to this policy.
2. No Refunds For
We do not issue refunds for:
Change of mind or no longer needing the plans
Purchasing the wrong plan by mistake
Plans not meeting local building codes or permit requirements
Plans requiring modification to suit your lot or preferences
Download delays due to the buyer's internet connection or device
Plans purchased but construction cancelled or postponed
Accidentally placed duplicate orders (contact us immediately to prevent duplicate delivery)
3. Limited Exceptions (Delivery Errors Only)
A refund or replacement may be issued only if: the delivered file is corrupted or cannot be opened with standard PDF or CAD software; the wrong plan was delivered; or your order was charged but no file was delivered and cannot be confirmed after investigation.
To qualify, contact us at support@blueprint-depot.com within 72 hours of purchase with your order number and clear evidence. We reserve the right to resolve the issue by re-delivering a corrected file before issuing any refund.
4. Custom Design Services
Custom drafting and design services are governed by a separate project agreement. Once work has commenced — including any initial consultation, concept sketching, or drafting — no refunds will be issued. Deposits are non-refundable under all circumstances. Cancellation after partial completion may entitle Blueprint Depot to payment for work completed to date.
5. Chargebacks & Payment Disputes
Initiating a chargeback for a successfully delivered digital product without first contacting us constitutes a violation of these Terms. Blueprint Depot will contest all fraudulent chargebacks and may provide full transaction records, delivery logs, and correspondence to the payment processor as evidence. We reserve the right to seek recovery of the disputed amount plus chargeback fees and all associated costs.
6. Order Cancellations
Order cancellations are only possible if you contact us before the file is delivered or made accessible. Once delivery is initiated or completed, cancellation is not possible. Contact us immediately if you believe you placed an order in error.
7. Pre-Purchase Support
We encourage all customers to review all plan images, floor layouts, dimensions, and specifications before purchasing. If you have questions about whether a plan suits your project, contact us first — we are happy to help you purchase with full confidence.
8. Plans by Independent Designers — Refund Policy
Plans listed by Independent Designers through the Blueprint Depot marketplace are subject to the same no-refund policy above, with the following additional provisions:
No Refunds on Independent Designer Plans: All sales of Independent Designer plans are final. Blueprint Depot does not issue refunds on behalf of Independent Designers for reasons of buyer preference, code non-compliance, permit denial, or plan suitability.
Delivery Errors — Independent Designer Plans: If an Independent Designer's plan file is corrupted, undelivered, or the wrong file was sent, contact Blueprint Depot at support@blueprint-depot.com within 72 hours. Blueprint Depot will facilitate communication with the designer and, where the error is confirmed, arrange for re-delivery of the correct file. Blueprint Depot's obligation is limited to facilitating file re-delivery and does not extend to issuing monetary refunds from Blueprint Depot's own funds for Independent Designer order disputes.
Designer Non-Delivery: In the rare event an Independent Designer is unable to deliver a purchased plan and re-delivery cannot be arranged within a reasonable time, Blueprint Depot may, at its sole discretion, issue a refund of the purchase price as a buyer goodwill measure. Such refunds are not guaranteed and are evaluated case by case.
Chargebacks — Independent Designer Plans: Initiating a chargeback for a successfully delivered Independent Designer plan constitutes a violation of these Terms. Blueprint Depot will contest all such chargebacks, provide full delivery evidence to payment processors, and reserves the right to permanently suspend marketplace access for any buyer who initiates a fraudulent chargeback.
Blueprint Depot's Limited Role: Blueprint Depot is not a party to the sales contract between you and the Independent Designer and has no obligation to issue refunds from its own funds for disputes that are the Independent Designer's responsibility. Buyer's recourse for quality or content disputes rests with the Independent Designer directly.
By purchasing a plan listed by an Independent Designer, you acknowledge this supplemental refund policy and agree that Blueprint Depot's role is limited to platform and payment facilitation.
For refund exception requests, contact us at support@blueprint-depot.com within 72 hours of purchase. Include your order number and a description of the issue.
Licensing Agreement
Blueprint Depot · Effective 2025 · Updated March 2026
1. Grant of License
Upon receipt of full payment, Blueprint Depot grants you a limited, non-exclusive, non-transferable, single-use license to use the purchased architectural plan(s) solely for the construction of one (1) building at one (1) specific physical address. This license does not convey ownership of the plans or any intellectual property rights.
2. Permitted Uses
Under this license, you may:
Print physical copies for your licensed contractor, subcontractors, and building department for the single permitted project
Share digital copies with your hired architect, engineer, or contractor solely for completing the permitted project
Have plans modified or stamped by a licensed professional for permit submission at the permitted address
Store a personal digital backup copy for the permitted project
3. Prohibited Uses
You expressly may NOT:
Use the plans to construct more than one (1) building or structure
Resell, sublicense, rent, lease, lend, or otherwise transfer the plans to any third party
Upload, publish, or distribute plans on any website, platform, marketplace, cloud service, or file-sharing network
Reproduce plans in whole or in part for any commercial purpose not expressly permitted herein
Use the plans as the basis for a derivative design product intended for sale or redistribution
Remove, obscure, or alter any copyright notices, watermarks, title blocks, or attribution marks within the plans
Use our designs, layouts, or visual elements to create competing products or services
4. Intellectual Property Ownership
All architectural plans, drawings, and related materials sold by Blueprint Depot are and remain the exclusive intellectual property of Blueprint Depot, protected under United States copyright law (17 U.S.C. § 101 et seq.), international copyright treaties, and applicable trade dress laws. Your purchase grants a limited use license only — it does not transfer copyright, ownership, or any other IP rights. Blueprint Depot retains all rights not expressly granted herein.
5. Custom & Commissioned Plans
Plans created under a custom or commissioned agreement remain the intellectual property of Blueprint Depot unless a separate, signed Work-for-Hire Agreement explicitly transfers ownership to the client. Any such transfer must be in writing, signed by an authorized Blueprint Depot representative, and involves additional fees. Without such an agreement, all custom plans are licensed for single-use only under these same terms.
6. Multi-Use & Builder Licenses
Builders, developers, or contractors intending to construct the same plan design at multiple addresses or for multiple clients must purchase a separate Multi-Use Builder License for each additional build. Unauthorized multi-use of a single-use license constitutes copyright infringement and may result in legal action. Contact us to inquire about volume licensing rates and builder programs.
7. Enforcement & Remedies
Blueprint Depot actively monitors for unauthorized distribution and reproduction of its plans. Any unauthorized use, reproduction, distribution, or sale may result in:
Immediate termination of your license with no refund
Statutory or actual copyright damages under 17 U.S.C. § 504
Recovery of Blueprint Depot's attorney's fees and court costs
Injunctive relief to prevent further infringement
Referral to law enforcement where appropriate
8. License Termination
This license is effective upon purchase and continues for the single permitted project unless terminated. Blueprint Depot may terminate this license immediately and without refund if you breach any term herein. Upon termination, you must destroy all digital and physical copies of the plans in your possession.
9. No IP Warranty
The license granted herein does not warrant that the plans are free of third-party intellectual property claims. If you discover a potential IP conflict, notify us immediately. Our liability with respect to any IP claim shall not exceed the amount paid for the affected plan.
10. Plans by Independent Designers — Licensing Terms
When you purchase a plan created by an Independent Designer through the Blueprint Depot marketplace, the following licensing terms apply in addition to all terms above:
License Granted by Designer, Facilitated by Blueprint Depot: The license to use an Independent Designer's plan is granted by the Independent Designer, with Blueprint Depot serving as the transaction facilitator. The scope of that license is identical to the single-use license described in Sections 1–9 above unless a separate written agreement with the Independent Designer expressly states otherwise.
Designer Represents Original Authorship: Each Independent Designer warrants to Blueprint Depot and to buyers that their listed plans are original works of authorship, do not infringe any third-party copyright, patent, trade secret, or other intellectual property right, and that the designer has full authority to grant the license herein. Blueprint Depot makes no independent verification of this representation.
Blueprint Depot Not Liable for IP Infringement by Designers: Blueprint Depot expressly disclaims all liability for any intellectual property infringement contained within or alleged against plans created by Independent Designers. If a third party asserts that an Independent Designer's plan infringes their IP rights, your remedy lies solely against the Independent Designer. Blueprint Depot will cooperate with legitimate takedown requests in accordance with applicable law but shall not be liable for damages arising from designer IP issues.
Copyright Ownership — Independent Designer Plans: Copyright in plans created by Independent Designers is retained by the Independent Designer, not by Blueprint Depot. Blueprint Depot holds no ownership interest in Independent Designer plans. Blueprint Depot's platform listing of a designer's plan does not constitute an endorsement, co-authorship, or transfer of rights to Blueprint Depot.
No Sub-Licensing or Transfer: You may not sub-license, transfer, assign, or otherwise convey any rights in an Independent Designer plan to any third party. This restriction applies even if the Independent Designer separately grants you verbal or informal permission — only a written license amendment signed by the Independent Designer and acknowledged by Blueprint Depot modifies these terms.
Multi-Use — Independent Designer Plans: Multi-use or builder's license arrangements for Independent Designer plans require separate written agreements directly with the Independent Designer and must be disclosed to Blueprint Depot. Blueprint Depot does not automatically grant multi-use rights on behalf of any Independent Designer.
Dispute Between Buyer and Designer: Any IP dispute, quality dispute, or license scope dispute arising solely between a buyer and an Independent Designer is a matter between those parties. Blueprint Depot may, at its sole discretion, assist with communication but is not obligated to adjudicate, mediate, or bear financial responsibility for such disputes.
DMCA & Takedowns: Blueprint Depot complies with the Digital Millennium Copyright Act (17 U.S.C. § 512). If you believe an Independent Designer's listing infringes your copyright, submit a compliant DMCA takedown notice to support@blueprint-depot.com. Blueprint Depot will process valid notices promptly and notify the affected designer.
Blueprint Depot's maximum liability in connection with any licensing dispute arising from an Independent Designer plan is limited to the platform fees actually received by Blueprint Depot from that specific transaction.

Professional Liability Disclaimer
Blueprint Depot · Not a Licensed Architecture Firm · Read Before Purchasing
Important — Please Read Before Purchase Blueprint Depot is a digital plan marketplace and technology platform — not a licensed architecture firm, engineering firm, or construction management company. Purchasing plans from Blueprint Depot does not create any professional relationship between you and Blueprint Depot.
1. What Blueprint Depot Is — and Is Not
Blueprint Depot IS: A marketplace that offers architectural drawings and construction documents for sale. These documents are prepared by independent designers or by Blueprint Depot's internal design team and are intended as a starting point for construction projects.
Blueprint Depot IS NOT:
A licensed architectural firm under any state law
A licensed structural or civil engineering firm
A licensed general contractor or construction manager
Providing site-specific architectural services for your specific property
Certifying that any plan is structurally adequate for any specific site, soil condition, or load
Providing professional services that establish an architect-client or engineer-client relationship
2. Engineering Stamps May Be Required
In many US states and countries, building permits for residential and commercial construction require plans to be reviewed, modified as needed, and stamped by a locally licensed architect or structural engineer before permit submission. This is a legal requirement that Blueprint Depot cannot fulfill on your behalf.
Blueprint Depot's plans are designed to current IBC/IRC standards and provide a professional baseline, but:
They are not stamped by a licensed professional
They may require modification to comply with your specific local codes, soil conditions, seismic zone, wind zone, or climate zone
Buyers in high-seismic areas (California, Pacific Northwest), high-wind areas (coastal Florida, Gulf Coast), and jurisdictions requiring licensed professional stamps must engage a local licensed professional before permit submission
3. Buyer Responsibilities
By purchasing plans from Blueprint Depot, you acknowledge and accept responsibility for:
Verifying that the selected plan complies with your local building codes and ordinances
Engaging a locally licensed architect, engineer, or design professional to review, modify, and stamp plans as required by your jurisdiction
Obtaining all required building permits before commencing construction
Ensuring the selected plan is appropriate for your specific lot, soil conditions, climate zone, and project requirements
Hiring licensed and insured contractors for all construction work
All construction decisions, changes made to the plans, and the resulting structure
4. Limitation of Liability
Blueprint Depot expressly disclaims all liability — direct, indirect, incidental, consequential, special, or punitive — arising from: the use of any plan for construction purposes; any structural failure, defect, or inadequacy of any structure built using Blueprint Depot plans; permit denial; code non-compliance; financial loss; personal injury; property damage; or any other outcome related to the use of plans purchased from Blueprint Depot. Blueprint Depot's maximum liability to any buyer is strictly limited to the purchase price paid for the specific plan at issue.
5. California-Specific Notice (AB 253 / AB 1308)
California law requires disclosure that architectural plan sets sold for permit submission in California must, in many cases, be reviewed and stamped by a California-licensed architect (C-Arch) or structural engineer (SE/CE) before the plans can be submitted to a California building department. Blueprint Depot's plans are not pre-stamped for California permit submission. Buyers intending to build in California are strongly advised to consult a California-licensed professional before permit submittal.

Blueprint Depot · Serving 195+ Countries Worldwide · Important Information for Non-US Buyers
Blueprint Depot serves buyers in over 195 countries worldwide. This page provides important information for buyers outside the United States regarding governing law, currency, local compliance, and VAT/tax obligations.
1. Governing Law & Jurisdiction
All purchases made on Blueprint Depot — regardless of the buyer's country of residence — are governed exclusively by the laws of the State of California, United States of America. By purchasing from Blueprint Depot, international buyers expressly agree to California law and to the jurisdiction of California courts for any dispute arising from their purchase.
If you are located in a jurisdiction where this governing law clause is unenforceable, you acknowledge that you purchase from Blueprint Depot on an "as-is, where-is" basis and that Blueprint Depot's liability is limited to the maximum extent permissible under applicable law.
2. Currency — USD Only
All prices on Blueprint Depot are displayed and charged in United States Dollars (USD). Blueprint Depot does not display prices in local currencies. The amount charged to your payment method will be in USD; your bank or card issuer will perform any currency conversion at their prevailing exchange rate. Blueprint Depot is not responsible for any currency conversion fees, foreign transaction fees, or exchange rate differences charged by your financial institution.
3. VAT, GST & Local Tax Obligations
Blueprint Depot's plan prices are listed exclusive of any value-added tax (VAT), goods and services tax (GST), digital services tax, or other local taxes that may apply in your country.
European Union buyers: You may be subject to EU VAT on digital services. Blueprint Depot does not currently collect EU VAT. You may have an obligation to self-assess and remit VAT under your country's reverse charge rules. Please consult a local tax advisor.
UK buyers: UK VAT may apply to digital services purchased from outside the UK. Blueprint Depot does not currently collect UK VAT. Buyers may have a self-assessment obligation.
Australian buyers: GST may apply. Blueprint Depot does not currently collect Australian GST. Buyers should consult the ATO's guidelines on imported digital services.

All other countries: You are solely responsible for determining and remitting any applicable local taxes on digital purchases from overseas vendors.
4. Local Building Code Compliance
Blueprint Depot's plans are designed to current US standards (IBC/IRC). Building codes, permit requirements, structural standards, and regulatory frameworks vary significantly by country, state/province, and municipality. International buyers must:
Have plans reviewed by a locally licensed architect or structural engineer before permit submission
Verify that all design elements comply with local codes, including seismic, wind, snow load, energy efficiency, and fire safety standards
Obtain all required approvals, permits, and professional sign-offs as required by their local authority
Blueprint Depot's blog contains country-specific building guides for Australia, the UK, Canada, New Zealand, Germany, France, and many other markets — available free at blueprint-depot.com/blog.
5. Export & Sanctions Compliance
Blueprint Depot complies with applicable US export control laws and sanctions programs administered by the US Office of Foreign Assets Control (OFAC). We do not sell to buyers in countries subject to comprehensive US economic sanctions. By completing a purchase, you represent and warrant that you are not located in, or a resident of, any OFAC-sanctioned country, and that you are not on any US government restricted-parties list.
6. Refund Policy — International Buyers
The same no-refund policy that applies to US buyers applies to international buyers. All sales are final once a plan file has been delivered or made available for download, regardless of local consumer protection laws that may otherwise apply. By purchasing, international buyers acknowledge this policy and accept that the digital delivery nature of the product excludes it from many national "right of return" or "cooling off period" provisions for standard goods.

Designer Revenue Share Agreement
Blueprint Depot · Effective March 2026 · Governs all Marketplace Designer accounts
This Agreement is binding. By registering as an Independent Designer on Blueprint Depot, submitting any plan for listing, or receiving any payout, you agree to be bound by all terms below. If you do not agree, do not register or list plans.
1. Parties and Relationship
1.1 This Designer Revenue Share Agreement ("Agreement") is between Blueprint Depot ("Platform") and the registered Independent Designer ("Designer"). The relationship is that of independent contractors. Nothing in this Agreement creates an employment, partnership, agency, franchise, or joint venture relationship between the parties.
1.2 Designers are solely responsible for their own tax obligations, professional licenses, insurance, and compliance with applicable laws in their jurisdiction. Blueprint Depot does not withhold income taxes from Designer payouts except as required by US tax law (see Section 7).
2. Revenue Share & Commission
2.1 Standard Commission Rate. Blueprint Depot retains 30% of the gross sale price of each plan sold through the Marketplace as a platform fee covering payment processing, customer support, hosting, marketing, and fraud protection. The Designer receives 70% of the gross sale price.
2.2 CAD Add-On Revenue. Where a buyer purchases a CAD file add-on in addition to a PDF plan, the add-on revenue is split on the same 70/30 basis.
2.3 Blueprint Depot Catalog Plans. Plans listed by Blueprint Depot itself (not by an independent designer) are not subject to this Agreement. This Agreement applies exclusively to plans submitted by registered Independent Designers.
2.4 Rate Changes. Blueprint Depot reserves the right to modify the commission rate with 30 days' written notice to registered Designers via email. Continued listing of plans after the effective date of any rate change constitutes acceptance of the new rate.
3. Payout Schedule & Minimum Threshold
3.1 Payout Frequency. Payouts are processed on a monthly basis, on or before the 15th of each calendar month, for all earnings accrued through the last day of the preceding month.
3.2 Minimum Payout Threshold. A minimum balance of $50.00 USD must be accrued before a payout is issued. Earnings below the threshold roll over to the following month. If an account remains below the threshold for 12 consecutive months, Blueprint Depot may issue a payout of the accumulated balance regardless of the threshold.
3.3 Payout Methods. Payouts are issued via: (a) ACH bank transfer (US designers), (b) PayPal, or (c) Wise (international designers). The Designer is responsible for maintaining accurate and current banking or payment account information. Blueprint Depot is not liable for misdirected payouts resulting from outdated or incorrect information provided by the Designer.
3.4 Currency. All payouts are made in US dollars (USD) unless otherwise agreed in writing. International designers bear any currency conversion fees or losses charged by their financial institution or payment provider.
4. Refunds, Chargebacks & Clawbacks
4.1 In the event a buyer successfully disputes a charge for a Designer's plan — whether through a credit card chargeback, Stripe dispute, or other payment processor reversal — the disputed sale amount (including the Designer's 70% share) will be deducted from the Designer's pending or future earnings.
4.2 If a chargeback results in a negative Designer balance, Blueprint Depot reserves the right to deduct the deficit from future earnings or to invoice the Designer for the outstanding amount.
4.3 Blueprint Depot will provide the Designer with notice of any chargeback or refund affecting their earnings. Designers may provide evidence to assist in disputing fraudulent chargebacks, but Blueprint Depot has sole discretion in how disputes are contested with payment processors.
5. Intellectual Property & Plan Ownership
5.1 The Designer retains full copyright ownership of all plans they submit to the Marketplace. Submitting a plan does not transfer copyright to Blueprint Depot.
5.2 By listing a plan on the Blueprint Depot Marketplace, the Designer grants Blueprint Depot a non-exclusive, worldwide, royalty-free license to display, reproduce, market, sell, and deliver the plan to buyers on the Designer's behalf for the duration of the listing.
5.3 The Designer warrants that all submitted plans are original works, do not infringe any third-party copyright, trademark, or intellectual property right, and do not contain any plagiarized or unauthorized content. Blueprint Depot reserves the right to remove any plan suspected of IP infringement without prior notice.
5.4 Upon account termination or plan delisting, the license granted in 5.2 terminates for future sales. Blueprint Depot retains the right to fulfill any orders already placed prior to delisting.
6. Plan Quality Standards & Approval
6.1 All plans must meet Blueprint Depot's before going live. Blueprint Depot reviews all submissions and may approve, request revisions, or reject any plan at its sole discretion.
6.2 Approval of a plan does not constitute endorsement, certification, or warranty of the plan's structural adequacy, code compliance, or fitness for any particular use.
6.3 Blueprint Depot may remove any listing at any time for quality concerns, buyer complaints, suspected IP infringement, inaccurate descriptions, or any other reason at its sole discretion.
7. Tax Obligations
7.1 US-based Designers earning $600 or more in a calendar year will receive a Form 1099-NEC from Blueprint Depot. Designers must provide accurate W-9 information (legal name, EIN or SSN, address, and tax classification) before earnings can be paid out.
7.2 International Designers must provide a completed W-8BEN or W-8BEN-E form as applicable. Blueprint Depot may withhold US federal backup withholding tax (currently 24%) on earnings paid to international Designers who have not provided a valid W-8 form.
7.3 Designers are solely responsible for reporting and remitting all applicable taxes in their country and state of residence. Blueprint Depot is not a tax advisor and does not provide tax guidance.
8. Account Termination
8.1 Either party may terminate a Designer account with 30 days' written notice. Blueprint Depot may terminate a Designer account immediately (without notice) for: fraud or misrepresentation, submission of plagiarized or IP-infringing plans, violation of this Agreement, violation of the Terms of Service, or any conduct that Blueprint Depot determines to be harmful to buyers or the Platform.
8.2 Upon termination, all active listings will be removed. Outstanding earnings above the minimum payout threshold will be paid within 60 days of the final accounting, less any deductions for pending chargebacks or refunds.
9. Limitation of Liability
Blueprint Depot's total liability to any Designer under this Agreement shall not exceed the total commissions paid to that Designer in the three (3) months preceding the claim. Blueprint Depot is not liable for any indirect, incidental, consequential, or punitive damages arising from this Agreement or the Designer's use of the Platform.

Content Guidelines
Blueprint Depot · Effective March 2026 · Applies to all Independent Designer submissions
Compliance is mandatory. All plans and listing content submitted to Blueprint Depot must comply with these Content Guidelines. Submissions that violate these guidelines will be rejected without payment. Repeated or serious violations may result in permanent account termination.
1. Purpose
These Content Guidelines establish the minimum standards for all plans, images, descriptions, and other content submitted to the Blueprint Depot Marketplace by Independent Designers. They exist to protect buyers, protect Blueprint Depot from legal and reputational risk, and maintain a trustworthy, high-quality marketplace. Compliance is a condition of listing — not a suggestion.
2. Originality & Intellectual Property
2.1 Original Work Only. All plans submitted must be your own original work. You may not submit plans that are copied, traced, substantially derived from, or based on any third-party design, published plan set, online image, architectural drawing, or AI-generated output that you do not have full rights to commercialize.
2.2 No Plagiarism. Submitting plagiarized plans is a material breach of the Seller Agreement and may expose you to civil and criminal liability. Blueprint Depot will immediately remove any plan suspected of infringement and may report the matter to the original rights holder.
2.3 No Third-Party Branding. Plans must not contain logos, trademarks, watermarks, or branding from any third-party firm, software, or rights holder without written authorization from that party.
2.4 AI-Generated Content. Plans generated entirely or substantially by AI tools (such as generative design software) without meaningful original creative contribution by the Designer are not permitted. If AI tools are used as a drafting aid, the Designer must make substantial original creative and technical contributions to the final plan.
3. Drawing Standards
3.1 All submitted plans must include, at minimum:
Floor plan(s) showing all rooms, dimensions, door and window locations, and structural walls;
Exterior elevations (minimum: front, rear, and both sides);
Roof plan with pitch notation;
A cover sheet or title block identifying the plan name, revision date, sheet count, and scale;
Basic electrical layout (outlet, switch, and fixture locations) on the floor plan or dedicated sheet;
Foundation plan or slab plan appropriate to the structure type.
3.2 All dimensions must be clearly legible and internally consistent. Blueprint Depot will reject plans where dimensions are illegible, conflicting, or missing from critical areas.
3.3 Plans must be submitted as print-ready PDF files. CAD files (where offered) must be provided in .DWG or .DXF format compatible with AutoCAD 2018 or later. Corrupted, password-protected, or unreadable files will be rejected.
3.4 Plans must be drawn to a consistent, stated scale. Freehand sketches, concept drawings, or schematic-only documents are not acceptable for listing.
4. Listing Accuracy
4.1 Accurate Descriptions. All listing descriptions, specifications, and plan details must be truthful, accurate, and not misleading. Square footage claims must reflect the actual conditioned living area shown on the plan drawings.
4.2 Preview Images. All preview images must depict the actual plan being sold. Using renderings, photos, or images from third-party sources not directly related to your plan is prohibited. Images must not be watermarked with third-party branding.
4.3 No Exaggerated Claims. Listing descriptions must not include unsubstantiated claims such as "code compliant in all states," "permit-ready guaranteed," "architect-certified," or similar statements that could mislead buyers about the nature or status of the plans. Blueprint Depot is not responsible for buyer reliance on any such claims, but will remove listings containing them.
4.4 Pricing. Prices must be set in USD and must reflect the plan set being sold. Artificially low introductory pricing used to game search rankings, or pricing that does not correspond to the scope of the plan set, may result in listing removal.
5. Prohibited Content
The following content is strictly prohibited on the Blueprint Depot Marketplace. Submission of prohibited content is grounds for immediate listing removal and permanent account termination:
Plans or descriptions containing illegal, discriminatory, or hate-based content of any kind;
Plans intended to facilitate illegal construction, zoning violations, or fraudulent permit applications;
Plans for structures intended for illegal purposes;
Adult, explicit, or sexually suggestive visual content of any kind;
Plans that violate any applicable export control laws or sanctions;
Any content that infringes a third party's copyright, trademark, patent, trade secret, or other intellectual property right;
Plans misrepresented as being stamped, certified, or approved by a licensed architect or engineer when they have not been;
Duplicate or near-duplicate listings of the same plan set for the purpose of gaming search or review systems;
Plans submitted by Designers who are under a court order, professional sanction, or other legal restriction preventing them from practicing or selling design services.
6. Professional Licensing Notice
6.1 Blueprint Depot does not require Designers to be licensed architects or engineers. However, Designers must not represent their work as having been prepared by a licensed professional unless that is factually true and verifiable.
6.2 Designers are responsible for understanding the professional licensing laws of the jurisdictions in which they sell plans. In some jurisdictions, offering architectural plans for sale may constitute the practice of architecture and may be subject to licensing requirements. Blueprint Depot is not liable for any licensing violations committed by Designers.
6.3 Listing descriptions must not imply that plans are permit-ready in any specific jurisdiction without explicitly qualifying that local review by a licensed professional may be required.
7. Buyer Complaints & Plan Quality
7.1 Blueprint Depot monitors buyer feedback and complaint rates. Plans that generate repeated buyer complaints related to quality, accuracy, or misrepresentation may be delisted, and the Designer's account may be suspended or terminated.
7.2 A Designer account with a sustained buyer complaint rate exceeding 5% of completed sales may be placed under review. Blueprint Depot reserves the right to require plan revisions, impose listing restrictions, or terminate the account at its sole discretion.
7.3 Blueprint Depot's decision to delist a plan or terminate an account based on buyer complaints is final and is not subject to appeal unless Blueprint Depot, at its sole discretion, chooses to consider an appeal.
8. Blueprint Depot's Rights
8.1 Blueprint Depot reserves the right to reject, edit descriptions of, remove, or delist any plan submission at any time, for any reason, with or without notice, and without liability to the Designer.
8.2 Blueprint Depot may, at its discretion, add standard disclaimers to any listing, including notices that plans must be reviewed by a local licensed professional prior to permit submission.
8.3 Compliance with these Content Guidelines does not guarantee approval of any submission. Blueprint Depot's editorial and curatorial judgment is final.
9. Updates to These Guidelines
Blueprint Depot may update these Content Guidelines at any time. Updated Guidelines will be posted with a revised effective date. Continued listing of plans after the effective date of any update constitutes your acceptance of the revised Guidelines. It is your responsibility to review these Guidelines periodically.

Answers to common questions about account security, hacked accounts, two-factor authentication, and our liability policy.
⚠️ Important Legal Notice — Account Security Liability
Blueprint Depot is not liable for unauthorized access to your account, hacked accounts, stolen account credentials, stolen personal information, stolen payment information, or any losses arising from a compromised account.
Account security is a shared responsibility. Blueprint Depot implements industry-standard measures including SSL/TLS encryption, hashed password storage, and optional Two-Factor Authentication. However, we cannot be held responsible for breaches resulting from:
Password reuse across multiple websites or services
Phishing attacks, social engineering, or malware on your device
Sharing your login credentials with third parties
Unauthorized access gained via your email account
Data breaches at third-party services that share your password
By creating an account on Blueprint Depot, you acknowledge and agree to these terms. For full details, see our and .
🔒 Account Security FAQ
Act immediately:
Change your Blueprint Depot password immediately — go to Designer Portal → Security tab → Change Password.
Change the password of your email account used to register, as it may also be compromised.
Enable Two-Factor Authentication (2FA) on your Blueprint Depot account right away.
Contact us at support@blueprint-depot.com with subject line "ACCOUNT COMPROMISED" so we can flag your account and assist.
Review your linked payment methods and contact your bank or card provider if financial information may have been exposed.
⚠ Important: Blueprint Depot is not liable for unauthorized account access or any resulting financial losses or data exposure. We provide this guidance as a courtesy. We strongly recommend also contacting your financial institutions if payment data may be at risk.
No. Blueprint Depot is not liable for unauthorized account access, stolen credentials, compromised personal information, or any losses arising from a hacked or stolen account. This applies to breaches caused by factors outside our direct control, including password reuse, phishing, malware, social engineering, or unauthorized access through your email provider.
We implement industry-standard protections (SSL/TLS encryption, secure password hashing, optional 2FA). However, no system is 100% secure, and your account security depends significantly on your own practices — using a strong unique password, enabling 2FA, and keeping your devices malware-free.
By using Blueprint Depot, you acknowledge this shared responsibility. Full details are in our .
Two-Factor Authentication (2FA) adds a second verification step when you sign in. Even if someone steals your password, they still cannot access your account without also having your phone.
To enable 2FA on Blueprint Depot:
Sign in to your Designer Portal
Click the 🔒 Security tab in your dashboard
Under Two-Factor Authentication, click Enable 2FA
Scan the QR code with an authenticator app (Google Authenticator, Authy, Microsoft Authenticator)
Enter the 6-digit code to confirm and activate
We strongly recommend all designers enable 2FA, especially since accounts contain tax information, payout banking details, and earnings history.
To reset your password, click "Forgot Password?" on the Designer Portal sign-in page and enter your registered email address. You will receive a password reset link within a few minutes.
If you no longer have access to your registered email address, contact us at support@blueprint-depot.com and we will verify your identity through alternative means before restoring access.
Note: Blueprint Depot will never send an unsolicited password reset email. If you receive one you did not request, ignore it and contact us immediately as your account may be targeted.
Your purchase records are stored in our database and are not deleted if your account is accessed without authorization. Once you regain control of your account (by resetting your password), your order history and download links will still be accessible.
However, Blueprint Depot is not responsible for any plans, files, or data that may have been downloaded, copied, or misused by an unauthorized party who gained access to your account. We recommend downloading your plans to a secure local location and not relying solely on your account as your only copy.
If you suspect your designer account has been compromised, contact us immediately at support@blueprint-depot.com. We can freeze payout processing while we investigate the breach.
Blueprint Depot is not liable for any earnings redirected, banking information changed, or funds paid out to a fraudulent account as a result of unauthorized account access. Payout instructions are executed based on the banking information on file. Designers are responsible for securing their accounts and monitoring their payout settings.
We strongly recommend enabling 2FA on any account that has payout information or tax data on file.
SSL/TLS encryption on all data in transit
Hashed & salted passwords — we never store your password in plain text
Third-party payment processing — we do not store full credit card numbers; payments are handled by Stripe under their own PCI-DSS compliance
Firebase Authentication with industry-standard session management
Optional Two-Factor Authentication (2FA) for your account
Restricted staff access to sensitive data
Despite these measures, no system is 100% secure. Blueprint Depot is not liable for unauthorized access beyond our reasonable control. See our for full details.
In cases of verified account compromise where you cannot regain access to your original account, contact us at support@blueprint-depot.com. We will review your request and, at our sole discretion, may assist with restoring access to your purchase history.
Blueprint Depot does not guarantee the transfer of purchases to a new account and reserves the right to request identity verification before taking any action. This process may take several business days.
If you see purchases on your account you did not make:
Change your password immediately.
Contact us at support@blueprint-depot.com with subject "UNAUTHORIZED PURCHASE" and include your order details.
Contact your bank or card provider to dispute the charge directly.
All digital plan sales are final per our . Blueprint Depot is not obligated to issue refunds for purchases made on a compromised account, but we will cooperate with your bank and payment processor in any dispute investigation.
No. Blueprint Depot will never ask for your password via email, phone, chat, or any other channel.
If you receive any communication claiming to be from Blueprint Depot that asks for your password, account credentials, or payment details, it is a phishing attempt. Do not respond, do not click any links, and report it to support@blueprint-depot.com immediately.

Estimates are for budgeting purposes only and reflect 2026 national averages. Actual costs vary significantly by contractor, local labor rates, material prices, and site conditions. Does not include land, permitting fees, or architectural drawings.
Budgeting Tips
💡Add a 10–15% contingency buffer on top of your estimate for unexpected costs — this is standard practice for any construction project.
📋Permitting fees typically add $1,000–$15,000+ depending on municipality and project scope, and are not included here.
🏗️Get at least 3 bids from licensed general contractors. Bids can vary 20–40% for identical work.
📐Purchasing professionally drafted plans from Blueprint Depot can save $15,000–$50,000+ vs. custom design fees while still allowing full customization.
